Shingle Roof Replacement in Manalapan

Granules are not decoration. They are the layer that takes the sun and the weather so the asphalt underneath does not.

Wind-driven sand scours them off the slopes that face the beach, and once a patch of asphalt is bare it ages quickly. You can often see it as a lighter, smoother area on the seaward elevation while the west side still looks new.

That is why on this ground we assess each aspect separately and photograph them separately, instead of giving the roof one age.

1. Manalapan sits in the county's coastal wind band and inside the wind-borne debris region. That sets the nailing pattern, the starter course, the ridge and hip treatment and the perimeter and corner zones, and it is the difference between a shingle roof that stays on and one that peels from a corner.
2. A heavier architectural shingle holds its granules better than a thin one. Self-adhered underlayment underneath means a lost shingle is a repair rather than a leak.

Wind gets under a covering at a rake, an eave or a ridge before it gets under anything in the middle of a slope, and here that edge metal has salt working on it chemically and sand working on it mechanically. Thinned drip edge beside a lifted first course is the reason the next storm takes the next section.

So on a shingle roof in Manalapan we start at the perimeter, work inward, and put the drip edge and rake trim on the quote as their own named line rather than as an assumption.

Less than the same roof inland, and the seaward slopes go first. Rather than give you one number for the whole roof, we photograph each aspect separately at the inspection, because on a two-frontage property the beach side and the west side are often years apart in condition.

That difference is also what tells you whether you are buying a repair or a replacement.

We do not recommend it on this ground and often it is not permitted anyway. A second layer hides the deck, and the deck is the thing worth seeing on a coastal roof, along with the condition of the edge metal underneath.

Tear off, look at what is there, replace what has softened, then build the roof back up. You get photographs of all of it.
