A roofer photographs each slope, checks the deck and edge metal, and gives you a written price before any tear-off date is set.
Shingle works on this strip only when it is specified for it, because wind carries sand off the beach and scours the protective granules from the slopes that face it, so a roof on South Ocean Boulevard can look years older on its ocean side than on its Intracoastal side. The product and shade still go to the town's Architectural Commission before the permit is filed.

Granules are not decoration. They are the layer that takes the sun and weather so the asphalt beneath does not.
Wind-driven sand scours them from the slopes that face the beach, and once a patch of asphalt is bare it ages quickly. You can often see it as a lighter, smoother area on the seaward elevation while the Intracoastal side still looks new.
That is why we assess and photograph each aspect on its own, instead of giving the whole roof one age.
A barrier-island lot here is designed to the coastal wind band and the wind-borne debris rules. Those set the nailing pattern, the starter course, the ridge and hip treatment and the perimeter and corner zones, and it is the difference between a shingle roof that stays on and one that peels from a corner.
A heavier architectural shingle holds its granules better than a thin one, and a self-adhered underlayment beneath it means a lost shingle becomes a repair rather than a leak.
Wind lifts a shingle roof from its edges inward, and here the edge metal has salt working on it chemically and sand working on it mechanically. Thinned drip edge beside a lifted first course is how the next storm takes the next section.
So on a Manalapan shingle roof we start at the perimeter, work inward, and list the drip edge and rake trim, with their grade, as a named line rather than an assumption.
A replacement or change of roofing goes before the town's Architectural Commission, which meets on the first Thursday of the month at Town Hall. Shingle colour ranges are wide and they change, so we settle the exact product and shade with you, from samples, before the submittal rather than after.
Once the approval is in, the permit goes through My Government Online, the tear-off week is set within the town's Monday-to-Saturday working hours, and you get photographs of the deck before it is covered.
For work in Manalapan, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Manalapan runs its own Building Department at 600 South Ocean Boulevard and takes permits through My Government Online. The town asks for a town business registration and a vehicle decal before anyone works there, and the working hours are Monday to Saturday, 8:00 am to 6:30 pm, with nothing on Sundays or holidays.
The town is a barrier island, ocean to Intracoastal, and every parcel is in the 170 mph band and the wind-borne debris region. The Palm Beach County flood maps were redrawn in December 2024. Our specification adds a self-adhered secondary water barrier.

Less than the same roof inland, and the seaward slopes wear first. Rather than give one number for the whole roof, we photograph each aspect at the inspection, because on a lot facing both the Atlantic and the Intracoastal the two sides are often years apart in condition.
Having the ocean-facing slopes looked at after serious weather catches granule loss and lifted edges early, and that difference also tells you whether you are buying a repair or a replacement.
It is priced from your roof after a free inspection. The area and pitch set the base, and the shingle line, the deck repair found at tear-off, the underlayment, the coastal nailing and the edge metal grade move it from there.

Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements. An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements.

We do not recommend it on this ground, and often a second layer is not allowed anyway. It hides the deck, which is the thing worth seeing on a coastal roof, along with the edge metal beneath the old shingle.
Tear-off lets us look at what is there, replace sheathing that has softened, re-nail the rest and lay a secondary water barrier before the new roof goes on. You get photographs of the deck, so the allowance on the quote is something you have seen.
It can be, provided it is bought and built for the exposure. Wind-driven sand works on shingle harder here than a mile inland, so choose a heavier architectural shingle, fasten it to the coastal schedule, put a self-adhered underlayment beneath it and have the seaward slopes checked after serious weather.
Done that way it performs. Done to an inland specification it does not last, and we would rather tell you so before you buy than after the first hard blow off the Atlantic.
