Bocaire Golf Club, Bel Marra and Trieste at Boca went up with the heavier profiles their architectural committees still specify, on steep hips with long runs of valley metal. - Concrete or clay, and why the choice matters here
Concrete tile is heavier, cheaper by the square and comes in the flat, s-curve and barrel profiles most of North Boca was built with. Clay is lighter in colour, holds it longer, costs more and is what several of the older Bocaire and Trieste at Boca elevations were designed around. Both outlive the membrane under them. The real choice is usually settled for you by the architectural committee, so we bring samples to the inspection and check the community's approved list before you fall in love with a colour that will not pass.
- The membrane is the roof you are buying
Under the tile goes a self-adhered membrane, lapped and rolled onto a deck that has been walked sheet by sheet and re-nailed. That layer is what keeps water out of the house. Tile is the sunshade that keeps the membrane alive. On a re-roof we take the old tile off, sort what can be salvaged, replace soft plywood, then lay new membrane across the whole roof rather than only at the edges and valleys. Every one of those steps is its own line on your written price, so you can compare our quote with anyone else's a line at a time.

The later communities were built with two storeys, steep hips and a lot of valley. More valley means more metal, more flashing and more places for a lap to open, and it means the tear-off and load-out take longer than the square footage suggests. We measure the hips and valleys separately and price them separately. Where a community specifies a profile and colour, the submittal goes in first and the permit follows it, so nobody discovers at the last minute that the roof on the truck is the wrong one.

East of Federal Highway the tile is rarely the problem. Salt off the Intracoastal eats the valley metal, the drip edge and the fasteners that hold the caps down, so a canal-side tile roof can look perfect from the street while the metal in the valleys has thinned to paper. We specify the coastal-grade metal package on those addresses and say so on the quote, because a tile roof re-laid over tired metal is a roof you pay for twice.

My tile looks fine. Why would I need a new roof?
Because the tile is not what keeps the water out. The membrane under it is, and it ages on a schedule the tile does not share. A roof can carry sound, unbroken tile over a membrane that has gone brittle and split along its laps, and the first sign is usually a stain in a ceiling far from the actual hole. The only way to know is to lift tile at several places and look. We photograph what is under there and show you, so the decision is made on pictures of your own roof rather than on anyone's opinion of its age.
Do I have to match my community's tile profile and colour?
In most of North Boca Raton, yes. Bocaire Golf Club, Bel Marra, Trieste at Boca and the waterfront associations all review profile and colour before a roof goes on, and the submittal goes in ahead of the permit. That is normal here and it is not a delay if it is done in the right order. We bring samples to the inspection, check them against the community's approved list, prepare the submittal, and only then pull the permit through the City of Boca Raton or the county building division, whichever your address falls under.
Can you salvage my existing tile instead of buying new?
Often, in part. On a tear-off we sort the tile as it comes down and keep what is sound, which helps most when a profile has been discontinued and an exact match is no longer made. Expect breakage: some tile cracks on removal no matter how carefully it is handled, and older concrete gets brittle. So salvage usually covers a portion of the roof and new tile makes up the rest, blended where it shows least. We tell you at the inspection how much of your roof we think will survive the trip down, and the quote reflects it.
How long does a tile roof replacement take in North Boca Raton?
It depends on the roof, not the calendar. A single-storey Boca Teeca or Pheasant Walk house is a straightforward tear-off and re-lay. A two-storey Bocaire or Trieste at Boca roof with steep hips and long valleys takes considerably longer, and the community submittal happens before any of it. Weather moves the schedule and so does what we find once the tile is off, because soft decking has to be replaced before the membrane goes down.
