On shingle it peels a strip from a rake or a ridge and takes the starter course with it. On metal it works at a ridge closure or a piece of trim until a seam opens.
On the flat sections over a Boca Teeca garage or lanai it lifts a seam or drops debris that blocks a drain, and the water sits rather than running. The common thread is that none of it has to look dramatic from the street to be letting water into the deck.
After a storm the order is the same every time: a secured tarp goes on first to stop the water, the deck gets a chance to dry, and only then does the permanent repair happen, because material laid onto a soaked deck is a repair you will pay for twice. Photograph what you can safely see from the ground before anything is moved.
It is also worth knowing that the damage a storm does and the damage it reveals are not the same thing. Wind often finds the boot or the lap that was already tired, and a roofer who shows you the photograph will tell you which of the two you are looking at.

What to know.
- Tarp first, dry second, repair third
A properly secured tarp is not a repair and it is not meant to be. It is the thing that stops the next rain reaching a deck that is already wet, and it buys the days a soaked deck needs to dry. Fixing a roof onto wet plywood traps the water under the new work, and the rot carries on quietly underneath. So the sequence is fixed: stop the water, let it dry, then repair properly and permit it if the scope calls for one.
- What to photograph before anything moves
From the ground, safely: tiles on the lawn or the drive, a gap along a ridge, a strip of shingle missing, trim hanging, debris on a flat section, and any water inside, including the ceiling stain and anything under it. Photograph it before it is cleaned up or moved. Those pictures are the record of what the storm did, and they matter later when the difference between storm damage and ordinary wear has to be described to anyone.
- Wind-lifted tile at Bel Marra and Bocaire
The larger two-storey roofs in the later communities take wind differently from the low houses in Boca Teeca. Steep hips and long ridges give the wind a long edge to work, and it is usually the caps that go first, then the field tile just below them. A tile back in place is not a repair on its own; the cap has to be re-bedded and the tile beneath refastened, and the membrane where the tile was displaced needs a look before anything goes back over it.

How can I tell if the wind actually damaged my roof?
Look for tile on the ground, a broken or missing run of ridge or hip cap, a gap where a strip of shingle used to be, trim or metal moved out of line, and debris sitting on any flat section. Inside, look for a fresh stain or a damp smell in a cupboard. None of it has to be dramatic. A displaced cap and a few slid tiles are enough to open the membrane underneath, and that is the part a photograph from the driveway will not show you. A roofer walking it will.
Should I put a tarp on myself?
Not if it means going up there. A wet tile roof after a storm is a genuinely dangerous surface and a tile that has already slipped will slip again under a foot. Move what you can from under the leak inside, put something down to catch water, photograph everything, and call. A tarp only does its job if it is secured properly at the right points, which is most of the skill in it, and a badly fixed tarp can peel and take more of the roof with it.
How soon can the permanent repair be done?
As soon as the deck is dry and, after a county-wide storm, as soon as the queue reaches you. We will not name an arrival day we cannot keep. What we will do is tarp the roof so the water stops, tell you honestly where you are in the order, and keep you informed. Repairing onto a soaked deck to look fast is the single most common way a storm repair fails a season later, and we would rather explain the wait than do that.
Do you repair flat sections damaged by a storm?
Yes, and they need checking even when the pitched roof looks untouched. Wind lifts seams at the edge of a flat section, and it drops branches and debris that block a drain. A blocked drain turns a flat roof into a shallow pond, and standing water finds any seam that has been disturbed. We clear the drains, check every seam and the join where the flat section meets the pitched roof, photograph what we find and price the repair in writing before starting.
