    A roof inspection is worth exactly as much as the person doing it. A general home inspector looks at a roof from a ladder at the edge, or from the ground with a long lens, and reports what can be seen from there.

    A roofer walks it. On a tile roof north of Yamato Road those are completely different reports, because the thing that decides whether the roof is sound is the membrane under the tile, and nobody sees that without lifting tile at several laps and looking.

    That is what we do, and it costs nothing.     • What the roofer actually checks

      Tile lifted at several laps to see the membrane and its condition. Every pipe boot, because a split boot is the most common way water gets in. Valleys and their metal. Flashing at every wall, chimney and skylight. Ridge and hip caps and the mortar or foam holding them. Any flat or low-slope section, its seams and its drains. The deck, felt underfoot for softness. And from inside, where a hatch allows, the underside of the plywood and the line any old water took.

    • Photographs and a written report, not a verdict

      You get the pictures. That matters more than it sounds, because photographs of your own membrane are the only thing that settles the repair-or-replace argument honestly, and they are yours to show to anyone else you want to ask. The report says what was found, where, and what it needs, with a price on the repair if there is one. If the roof is sound the report says that, and there is no bill and no follow-up call trying to change the finding.

    How is this different from a home inspection?

    A home inspector assesses a whole house and reports the roof from wherever it can be safely seen, which often means from a ladder at the edge. A roofer walks the roof and opens it where the answer lives. On tile that means lifting tile to look at the membrane, which is the layer that decides everything and the layer a visual pass from the edge cannot reach. Both reports have their place. Only one of them can tell you whether the roof over Bocaire Golf Club has years left or months.

    Do you go in the attic during the inspection?

    Where there is safe access, yes, and it is often the most useful part. The underside of the deck shows staining, daylight at a lifted flashing, and the track water has taken, and that track is what explains why a ceiling stain in one room comes from a hole two rooms away. Many Boca Teeca and Pheasant Walk houses have a hatch that makes this straightforward. Where there is no access we say so in the report rather than pretending the roof was assessed from both sides.

    How long does an inspection take?

    Long enough to do it properly, which on a simple single-storey roof in Pheasant Walk is a good deal less than on a two-storey Trieste at Boca roof with steep hips, long valleys and several skylights. The variables are pitch, complexity, how many laps of tile need lifting and whether there is attic access. The roofer tells you what he is doing while he does it, and the photographs and the written report follow rather than a verbal summary you have to remember.

    What happens if you find something?

    You get the photograph of it, an explanation of what it is, and a written price for putting it right. Nothing gets done on the day without your say-so. If it is a boot, a run of flashing or a cracked tile, it is a repair and it is priced as one.
