That is what maintenance is here: not a wash and not a cosmetic exercise, but a roofer going over the details that fail first and putting them right before they cost you a ceiling. What to know.
- Lift, reset and refasten
Tile slips. Wind, foot traffic, an old fastener giving up, and suddenly a piece sits low and the lap it was supposed to cover is open to the sky. Resetting it is a short job. Leaving it means the membrane underneath is taking the weather directly at that spot, and that is where the next leak starts. On a maintenance visit the roofer works the field systematically, lifts what needs lifting, resets and refastens, and photographs the ones that had moved so you can see the pattern.
- Caps, boots and sealant
Ridge and hip caps sit on bedding that ages and cracks, and once a cap is loose the wind has a handle on your roof. Pipe boots are the single most common leak on any roof here, because the rubber hardens and splits around the pipe while the tile beside it stays perfect. Sealant at wall and skylight flashings shrinks back and opens a line. All three are small parts, all three are quick to renew, and all three are why a ceiling stays clean.
- Valleys and drains cleared
A valley is where two slopes send their water into one channel, so it carries more water than anywhere else on the roof and it collects everything that lands upstream. Packed with debris it holds water against its metal instead of moving it. The same is true of a drain on a low-slope section over a Boca Teeca garage or lanai. Clearing both is unglamorous, takes very little time, and prevents a category of leak that is expensive once it arrives.
- Why we do not pressure wash
It looks like maintenance and it is the opposite. High-pressure water forces itself under tile laps and reaches the membrane the tile exists to protect, it erodes the surface of concrete tile, and it knocks the bedding out from under ridge and hip caps. A roof can come out visibly cleaner and materially worse in the same afternoon. If your concern is appearance, say so at the inspection and we will tell you honestly what can be done safely and what cannot.

How often should a tile roof be maintained here?
Once a year is sensible on a roof past its middle age, and every couple of years on a newer one, with an extra look after any serious wind. The sun and the heat do steady work on the parts that are made of rubber and sealant, and those are the parts that leak. Houses built in the same wave, like much of Boca Teeca or Hidden Valley, tend to reach the same problems at the same time, so if neighbours are having boots replaced it is a reasonable prompt to have yours looked at.
Will maintenance make my roof last longer?
It will not extend the life of the membrane under the tile, which ages on its own schedule and eventually decides the roof. What it does is stop the roof from failing early for a reason that had nothing to do with age: an open lap, a loose cap, a split boot, a blocked valley. Those cause leaks on roofs that had years left. So maintenance buys you the full life the roof was always capable of, rather than a shortened one, and it is much cheaper than the ceiling.
Can you maintain the flat section over my garage?
Yes, and it usually needs it more than the tile does. The drains get cleared, the seams get checked, especially at the edges and where the membrane turns up a wall, and the join to the pitched roof above gets looked at closely because that transition is the busiest detail on the house. Anything found gets photographed and priced before it is done. On a Boca Teeca house that section is small, easy to ignore, and the source of a large share of the calls we take.
Do you do maintenance for condominium boards?
Yes. For the low buildings around the Boca Teeca golf course and for other shared roofs in 33487, we go over the roof in sections, photograph each one, and write a report that separates what needs doing now from what can be scheduled next year. That is the document a board can actually budget against and show to owners. The work itself is the same list, done systematically, with everything recorded so the next visit starts from a known condition rather than from scratch.
