The second is a two-story at Bocaire Golf Club, Bel Marra or Trieste at Boca, where the roof is younger and larger but cut up with hips, valleys, skylights and a chimney, and the leak lives at one of those details rather than in the field of tile. The third sits on a canal at Boca Marina, Caribbean Keys or Boca Harbour east of Federal Highway, where the tile has decades left and the galvanized valley liner, drip edge and cap screws beneath it have rusted through on salt air alone.

The tile around the work is lifted, saved and relaid. A quick smear of sealant over rust returns in a couple of seasons on the Intracoastal, so we do not offer it.

Water gets in at a cracked lap in the underlayment, a split pipe boot, a rusted valley or a cap whose mortar has gone, then runs along the felt and drops far from where it entered. On the canal streets it is usually corroded metal; inland it is usually brittle felt. The roofer lifts tile at the suspect laps, photographs the entry point and shows you before repairing it.
