On most houses in North Boca Raton the flat part of the roof is small, and it is where the trouble starts. A pitched roof gets rid of water by geometry.
A flat or low-slope section has to do it by drainage and by seams, and both of those can fail while the tile or shingle above them is in perfect condition. Boca Teeca is full of these: low-slope sections over garages, over carports and over the lanais that were built into those houses, plus the genuinely flat roofs on the low condominium buildings around the golf course.
Elsewhere in 33487 they show up as an addition, a porch roof, or the tie-in where a newer room meets an older house. Three things go wrong on them.
Seams open, usually at an edge or where the membrane turns up a wall. Drains block with debris, and a flat roof that cannot drain becomes a shallow pond that finds every seam it touches.
And the join where the flat section meets the pitched roof above works loose, because that is the busiest detail on the whole roof and the one most often sealed rather than flashed. A roofer who prices your flat section as part of a square-foot number for the house has not looked at it.

What to know.
- TPO, modified bitumen and coatings
TPO is a single-ply membrane, heat-welded at the seams, light in colour and the usual answer on a larger flat roof. Modified bitumen is the torch or self-adhered sheet system that suits smaller residential sections and awkward shapes. A silicone or acrylic coating is the option when the roof beneath is genuinely sound and you are buying years rather than a new roof. Which one is right depends on what is up there now, how it drains and how long you want it to last. We say which at the inspection and price it.
- Ponding, and why it matters more than it looks
Water that is still sitting on a flat roof a day or two after rain is telling you the drainage has stopped working or the deck has settled. Standing water finds seams, works at them and adds weight where the structure was not designed to carry it, and it does all of this silently. Clearing the drains is the first and cheapest fix. Where the deck has dished, the answer is tapered insulation to build the fall back, and that belongs on the quote as its own line.
- The join to the pitched roof
Where a low-slope garage or lanai section runs into pitched tile or shingle is the single most common leak on these houses. Everything meets there: two systems, a wall, often a change of pitch, and frequently a previous repair made of sealant. Sealant is not flashing. That transition has to be formed in metal and lapped into both systems so water is directed rather than blocked. We photograph that detail on every flat-section inspection because it is usually the answer.

Can my flat roof be coated instead of replaced?
Sometimes, and it is a genuinely good answer when the conditions are right. A coating needs a roof that is sound underneath, seams that are intact, and drainage that works, because a coating follows the surface it is put on and will not fix a fall that has gone or a seam that has opened. Where those conditions hold, a coating buys real years for a fraction of a replacement. Where they do not, it hides the problem for a season. The photographs from the inspection are what decide it, and we will tell you which case you are in.
Why does water sit on my flat roof after it rains?
Either the drainage has stopped working or the deck has lost its fall. Debris in a drain is the common and cheap cause, and clearing it can solve the whole problem. A dished deck is the other, usually from age or a section that has settled, and the fix is tapered insulation to rebuild the slope during a re-cover. Either way it is worth acting on, because standing water works on every seam it touches and adds weight the structure was never asked to carry.
My tile roof is fine but the lanai leaks. Why?
Because they are two different roofs meeting at one detail. The lanai or garage section is low-slope and drains by seams and fall, the tile above drains by pitch, and the transition between them has to be formed in metal and lapped into both. When that detail has been repaired with sealant instead, it fails, and the water shows up inside while the tile above looks untouched. It is one of the most common calls we take in Boca Teeca, and the fix is to build the detail properly rather than seal it again.
