    A standing-seam aluminium panel on stainless clips has almost nothing exposed for the salt to reach. An exposed-fastener panel, the kind with rows of visible screws and rubber washers, has hundreds of small openings across the same roof, and every one of them is a place where a washer will eventually shrink and let water past.

    That single difference decides whether a metal roof on the water is a thirty-year decision or a recurring argument with your own house.     What to know.

    • Standing seam versus exposed fastener

      Standing seam hides its fasteners under the raised seam, so the weather never touches them and the panel can expand and contract without working a hole around a screw. Exposed fastener costs less and goes on faster, and every screw is a rubber washer that ages in the sun. On a barn or a detached garage that trade can make sense. On a house in North Boca Raton, and especially on a canal address, we quote standing seam and explain why on the page, not in a sales meeting.

      Near the Intracoastal the panel is only half the specification. Clips, screws, drip edge, valley metal and the trim at every hip and ridge have to be stainless or the right grade of aluminium, because a hidden steel fastener in salt air will rust long before the panel above it does. If another quote you are comparing does not name them, that is the line to ask about, because the difference is invisible on the day and decisive in ten years.

      A light-coloured metal roof over a vented attic runs cooler than dark tile, which is worth something in a Boca summer. Noise is the other question, and the honest answer is that a metal roof laid over a solid deck and a full membrane is not the tin shed people remember; the deck and the attic absorb most of it. We would rather tell you that at the inspection than have you discover the opposite after the first storm.

    Is metal a better roof than tile in North Boca Raton?

    It depends on where the house sits and what your community allows. On the canal streets, metal with a coastal fastener package usually outlasts tile laid over the same salt-exposed valley metal, and it is lighter on the structure. Inland at Bocaire Golf Club or Trieste at Boca, tile is often what the architectural committee expects and metal may not be approved at all. Neither is the right answer everywhere. We look at your address, your community's rules and the condition of what is up there, and we price both side by side when both are genuinely open to you.

    Will a metal roof rust on a canal in Boca Raton?

    The panel should not, if it is the right metal. What rusts on the water is the hardware: steel clips, screws, valley metal and drip edge hidden under a perfectly good panel. That is why we specify stainless and marine-grade aluminium on the addresses east of Federal Highway and write the grades on the quote. A metal roof that fails early on a canal street has almost always failed at its fasteners, not its panels, and the failure is invisible from the ground until water shows up inside.

    Can metal go straight over my existing roof?

    We do not do it on a house. Laying panels over an old roof hides the deck, so nobody sees the soft plywood, the tired membrane or the rot around a pipe until it has spread. It also traps a layer that will hold moisture against the wood. Our metal replacements are tear-offs: everything comes off, the deck is walked and re-nailed, new membrane goes down, then the panels. It costs more on the day and it is the only version of the job we are willing to guarantee for as long as you own the house.

    Does a metal roof need an architectural submittal here?

    In most North Boca Raton communities, yes. Bocaire Golf Club, Bel Marra, Trieste at Boca and the waterfront associations review profile, panel style and colour, and some approved lists do not include metal at all. We check before you commit to anything.
