    Tile on a barrier island is a good roof asked to do a hard job, and it is worth being clear about which part of it is actually under attack. The tile is mineral.

    Salt does not touch it, sun does not tire it, and on the single-family streets at Palm Beach Isles, Yacht Harbor Manor, Yacht Harbor Estates, Riviera Shores and Pine Point there are tiles that will outlast the people who chose them. What does wear out is the self-adhered layer beneath, which ages by heat on a schedule the tile does not share, and the metal holding everything in place, which corrodes from underneath in salt air arriving off the ocean on one side and the Intracoastal on the other.

    So a tile roof here fails in two ways at once, and neither of them shows from the street. A replacement therefore has to answer both.

    The old tile comes off and is sorted for salvage, the plywood is walked sheet by sheet with anything soft replaced, and a new self-adhered layer is lapped and rolled across the entire deck rather than at the edges and valleys. Then the metal: valley pans, drip edge, rake trim and every fixing specified for coastal exposure and named on the quote rather than left generic, because on this island the hardware decides how long the roof lasts.

    Then the tile, installed to the Florida Building Code for the wind zone at your address, permitted and inspected. It is worth adding that these two failures do not arrive together.

    A roof can have a sound membrane and finished hardware, or tired felt under perfectly secure tile, and the sensible work is completely different in each case, which is why an inspection opens the roof and examines the metal rather than doing one or the other.     What to know.

    • Concrete or clay, and which suits the position

      Concrete is heavier, cheaper by the square and comes in the flat, s-curve and barrel profiles most of the island was built with. Clay holds its colour longer, costs more and is lighter in tone. Both outlive the layer beneath them, so neither choice changes the underlying answer. What does matter on an exposed lot is the fastening schedule and the metal, and both should be named on the quote whichever tile you choose.

    • The layer beneath is the roof you are buying

      Tile is the sunshade. The self-adhered membrane under it is the waterproofing, and it is what wears out. On a re-roof it is laid across the whole deck after the plywood has been walked and re-nailed, not just at the edges and valleys where a cheaper specification stops. That single line is the largest difference between two quotes for the same roof, and it is completely invisible once the tile is back on.

    • Coastal metal, named on the quote

      Valley pans, drip edge, rake trim and the fixings holding caps and trim are what salt attacks, and on an island reached by water from two directions they are on a genuinely short clock. Specified properly for the exposure they last; specified generically they thin from underneath while the tile above stays immaculate. We name the grades on the price, because it is the line another quote is most likely to have skipped and the one that decides the roof's life.

    • Salvage, and what survives coming down

      Where a profile has been discontinued, salvaging sound tile matters, and some of it always breaks on removal however carefully it is handled. So salvage typically covers part of a roof and new tile makes up the rest, blended where it shows least. We estimate the proportion at the inspection rather than discovering it halfway through, and where a community reviews profile and colour that submission goes in before anything is ordered.

    My tile looks perfect. Why would I need a new roof?

    Because the tile is not what keeps the water out. The membrane beneath it is, and it ages by heat on its own schedule, out of sight. A roof can carry sound, unbroken tile over a layer that has gone brittle and split along its laps, and the first sign is usually a stain some distance from the actual hole. On this island there is a second reason as well: the metal holding the tile down corrodes long before the tile shows anything.

    Can my existing tile be reused?

    Often in part. On a tear-off the tile is sorted as it comes down and what is sound is kept, which matters most where a profile is no longer made. Expect breakage, because older concrete is brittle and some pieces will not survive removal. So salvage usually covers a portion of the roof and new tile makes up the rest, blended where it shows least.     Why does a tile roof here cost more than one inland?

    Because the specification is different, not because the tile is. On an island the code requires a tighter fastening schedule, the membrane goes across the whole deck rather than the perimeter, and the valley metal, drip edge, rake trim and fixings should be specified for salt rather than left generic. Those items are a modest addition to a price and they are the difference between a roof that lasts here and one that does not. A quote matching an inland price has left them out.

    How long should a tile roof last on the island?

    The tile itself, a very long time. The membrane beneath it and the metal holding it down, considerably less, and the metal least of all on this ground. That is why the useful question is not how old the tile is but what condition those two layers are in, and the only way to answer it is to lift tile at several points and examine the hardware. An inspection does both, photographs what it finds and costs nothing either way.
