On the oceanfront the towers take wind that is stronger and steadier several storeys up than it is at street level, and it works at a large deck the way water works at a dam: constantly, at the weakest point, which is the perimeter rather than the field.
On the single-family streets it lifts covering at rakes, ridges and eaves, almost always where salt had already thinned the fixings. On the mainland side, marina and workshop buildings lose sections of covering around penetrations and take damage from whatever the wind picked up on the water.
Access is the other island reality. Bridges and a limited number of routes mean the day or two after serious weather can be genuinely slow, and any contractor promising a specific arrival time during that window is guessing.
We would rather tell you honestly where you sit. The sequence itself does not change for any building.
Secure whatever is loose, because at height and on the water anything unsecured becomes the next problem. Stop the water with a tarp anchored to points that will hold in the next squall.
Let the timber or the assembly dry. Repair last, onto dry material.
Before we get to you, photograph what can be seen safely from the ground and from any accessible common area, and do it before anything is cleared away. On a building, note which units have reported water, because on a large deck the entry point and the damage are rarely in the same place and that list is genuinely useful to whoever surveys the roof.

- Perimeter first on a large deck
Wind at height gets under a covering at the edge or at an upstand, not in the middle, and from there it can lift a substantial area quickly. So after a blow the whole perimeter and every upstand is inspected, including the parts that appear undamaged, because a partially lifted termination is a failure waiting for the next storm. That is also why mechanically fixed terminations matter so much more on a tall building than on a house.
- On a house, the fixings decided it
Covering comes away on this island because the fixing holding it had been corroding in salt air from two directions, not because the tile was weak. The fasteners across the rest of that slope are the same age with the same exposure, so checking the neighbouring rows and the valley metal comes before quoting. Where they are sound we say so and price a small repair; where they are not, the photographs show why the work is larger.
- Secure the loose before it moves
On the water and at height, anything unsecured becomes a hazard and a source of further damage: panels, covers, equipment housings, and whatever another trade left behind. Those are secured at the same time the water is stopped, because leaving them means the next gust causes a second round of damage to the covering and sometimes beyond the property boundary. It is the first thing done on arrival, before anything else.
- Honest timing, and why the wait matters
After county-wide weather the island can be slow to reach and everybody calls at once, so we sequence by how fast water is entering a building and tell you where that leaves you. Then the drying wait: a tarp holds off the next shower so wet material can give the water back, which it cannot do beneath a finished covering, and on a flat assembly wet insulation does not dry at all. Compressing that produces work that fails a year later out of sight.

On a pitched roof the timber needs days to give back the water it took on, and on a flat assembly the insulation will not dry on its own at all, which sometimes means removing more than the visible damage suggests. Skipping that produces a repair that fails the following season with the fault neatly hidden, and the photographs show a board or an owner exactly why the scope is what it is.
