An exposed-fastener panel, the kind with rows of visible screws and rubber washers, has hundreds of small openings across the same roof, and every one is a place where a washer will eventually shrink and let water past. On an island address that single difference decides whether a metal roof is a long-term answer or a recurring argument with your own house.
It is not the only consideration. Metal sheds a hard rain quickly, which matters when storms arrive as volume rather than drizzle, and a light-coloured panel over a ventilated roof space runs cooler than dark tile.
What metal does not do is excuse the work underneath. The deck is still walked and re-nailed, the self-adhered layer still goes across the whole roof, and the flashing at every wall, skylight and pipe still has to be formed rather than sealed.
And the hardware still has to be specified for the exposure, because a hidden steel clip in salt air will fail long before the panel above it does. Where a community reviews profile and colour, that submission goes in before anything is ordered, because a panel system arriving on site against an unapproved specification is an expensive way to discover the sequence.

What to know.
- Standing seam versus exposed fastener
Standing seam hides its fasteners beneath the raised seam, so weather never touches them and the panel can move with temperature without working a hole around a screw. Exposed fastener costs less, installs faster, and puts a rubber washer at every fixing to age in the sun. On an outbuilding that trade can make sense. On a house on this island we quote standing seam and explain why on the page rather than in a meeting.
- The coastal package is the whole point
Near the water the panel is only half the specification. Clips, screws, drip edge, valley metal and the trim at every hip and ridge have to be stainless or the correct grade of aluminium, because a hidden steel fastener in salt air rusts long before the panel above it does. We name the metal and the fastener grade on the quote for island addresses. If a competing price does not name them, that is the question worth asking about it.
- What goes on underneath
Old covering off. Plywood walked sheet by sheet and soft pieces replaced. Deck re-nailed to current code. Self-adhered membrane across the entire roof, so the house stays dry even during the hours a panel is off. Then the panel system, with formed flashing at every wall, skylight and pipe rather than a bead of sealant doing structural work. The county inspects it before we finish, and each of those items is a separate line on the price.
- Heat, noise and the two questions that follow
A light-coloured metal roof over a ventilated roof space runs cooler than dark tile, which is worth something on an island summer. Noise is the other question, and the honest answer is that a metal roof over a solid deck and a full membrane is not the tin shed people remember, because the deck and the roof space absorb most of it. We would rather tell you that at the inspection than have you discover the opposite after the first storm.

Is metal better than tile on an island address?
Frequently, and it depends on the house and what your community allows. Metal with a proper coastal fastener package has very little exposed for salt to attack and is lighter on the structure. Tile is heavier, is what many of these streets were built with, and depends entirely on the metal beneath and around it, which is the part that corrodes. Neither is right everywhere. We price both from the same measurement where both are genuinely available to you.
Will a metal roof rust out here?
The panel should not, if it is the right metal. What rusts on an island is the hardware: steel clips, screws, valley metal and drip edge hidden under a perfectly good panel. That is why we specify stainless and marine-grade aluminium on these addresses and write the grades on the quote. A metal roof that fails early near the water has almost always failed at its fasteners rather than its panels, and the failure is invisible until water appears inside.
Can metal go over my existing roof?
Not on a house, as far as we are concerned. Laying panels over an old covering hides the deck, so soft plywood, a tired membrane and rot around a pipe all stay hidden and keep spreading, and it traps moisture against the wood. Our metal replacements are tear-offs: everything comes off, the deck is walked and re-nailed, new membrane goes down, then the panels. It costs more on the day and it is the only version we will guarantee.
How long does a standing-seam roof last here?
Longer than anything else we install on this ground, provided the hardware matches the panel. The panel is not what limits it; the clips, fixings and trim are, and specified correctly for salt they last a very long time. Specified generically to save a modest sum, they become the thing that ends the roof early while the panels above them are still perfectly serviceable. That is the entire argument for naming the grades on the quote.
