    On a single-family street at Palm Beach Isles or Pine Point it is a pitched roof where the covering usually outlasts the metal holding it down. On the mainland side there are marina, workshop and light commercial buildings where the leak is nearly always at a penetration made by another trade.

    One method covers all three: get onto the roof, work systematically rather than looking where the water appeared, photograph everything, and write it down. On a pitched roof that means opening the covering at several points across different aspects to read the layer beneath, examining the hardware piece by piece, and checking every collar, valley, flashing and cap.

    On a flat deck it means mapping sections, examining the perimeter and every upstand first, surveying each penetration individually and clearing and testing every outlet. Everything is photographed against the section or slope it is on, and the report names the specific item rather than describing the roof in general terms.

    It costs nothing either way, and a sound roof is reported as sound with no bill and no follow-up call.     What to know.

    • On a building, the condition is unknown until surveyed

      Nobody walks a condominium deck casually, residents cannot see it, and a manager's first visit is usually prompted by water. So a first proper survey on a building that has not had one often reads worse than a board expects, and almost all of it is far cheaper to act on now than after another few seasons. It also gives the association a documented baseline that the next survey can measure change against.

    • On a house, examine the metal

      Salt reaches every roof here from the ocean side and the Intracoastal side, and it takes the hardware rather than the covering. Valley pans thin from beneath, drip edge blisters, and the fixings holding caps and trim weaken, all while the tile or shingle above looks acceptable. Each component is photographed piece by piece so you can judge from evidence whether a run needs renewing now or will hold another season, rather than accepting a verdict.

    • On a commercial roof, count the penetrations

      Marina, workshop and light commercial buildings carry plant, conduit, ducting and supports, most of it installed or altered by trades other than roofing. Kerbs without proper upstands, supports bearing directly on the membrane and services sealed rather than flashed account for most leaks on those roofs. Each penetration is surveyed and photographed individually rather than as part of a general impression, because that is where the water is getting in.

    • Three outcomes, and no charge for any of them

      The roof is sound, and you are told so, not billed, and not called again. It needs a named repair, photographed and priced in writing. Or it is near the end of its life, with the evidence attached so the timing stays with you or with the board. The photographs are yours, and on a decision involving a reserve fund they are worth having in front of everybody who has to vote on it.

    Our building has never had a roof survey. What should we expect?

    Probably a longer list than the board anticipates, and most of it inexpensive. A deck nobody visits accumulates small faults at penetrations, terminations and outlets for years without anyone reporting them. The useful part is that almost all of those are far cheaper to correct now than later, and the survey leaves you with a documented baseline, which is what turns a reserve assumption into something a board can actually defend to owners.

    My house is not old. Is an inspection worth it?

    On an island address, yes, and it is a hardware check rather than a wear check. The covering will last a long time; the metal holding it down starts corroding the day the roof goes on, and salt reaches this ground from two directions. Finding a thinning valley pan or a worn run of drip edge early is a small piece of work. The same components found after a blow usually come with a slope attached.

    How is this different from a home inspection?

    A home inspector assesses the whole property and reports the roof from wherever it can be safely reached, usually the edge or the ground. That cannot read the layer beneath a tile covering and cannot properly assess hardware condition, which on this island is the thing most likely to be failing. Both reports have their place and only one answers the question that carries a price, which is why buyers here often get one before a closing.

    What happens if you find a problem?

    You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a valley or a run of corroded metal is a repair and is priced as one. If a section or a slope has failed, we say so plainly with the images that show it, so the decision and its timing rest with you or with the board rather than with whoever happened to inspect it.
