It works on the components that hold them in place: valley pans and drip edge on a pitched roof, termination bars, kerb flashings and edge trim on a flat one, and the fixings behind all of it. Those thin from underneath, out of sight, and they fail while the covering above still looks entirely acceptable.
That is why owners here are so often surprised by a leak on a roof they consider young, and why an annual visit is the honest recommendation rather than a sales position. A visit works through the metal first: every edge, every termination, every run of trim examined and photographed, with anything thinned renewed in sections before it lets go.
Then the outlets, cleared and tested, including those serving lanais, terraces and walkways. Then the penetrations, individually, because on a building or a working property there are many and they are where these roofs leak.
Then the ordinary perishables on any pitched section: vent collars, cap bedding, flashing sealant, slipped covering reset. Everything is recorded against the section or slope it is on, so each visit reports change rather than issuing a fresh opinion.
We do not pressure wash. The record matters as much as the work.
Photographs of the same mapped sections year after year turn an assumption about how long a roof has left into something an owner or a board can actually see, and on this ground the assumption is usually optimistic by a margin that only evidence will correct. What to know.
- Renew metal in sections, before it lets go
A run of drip edge, a valley pan or a termination bar that has thinned can be replaced as a section, cheaply, while everything around it is undisturbed. The same component left until wind finds it takes covering with it, and on a building that work then happens at height under pressure. That is the entire economic case for an annual visit here, and the photographs from each one let you see how close any given run actually is.
- Outlets, more than once a year
Whether it is a lanai on a house, a walkway on a building or a working deck on the mainland side, the outlets are the drainage and there are usually only a handful. A partial blockage becomes standing water within a wet week, and on an area over living space that is a different problem from a puddle on a garage. Clearing and testing them takes minutes and prevents the commonest low-slope failure we see.
- Record what other trades have added
On an occupied building or a working property, things appear on the roof between visits: a new condenser, a relocated aerial, a cable run, a support for something. Each is a penetration made by somebody whose trade is not roofing. Part of every visit is identifying what has arrived since the last one, photographing it and correcting the detail if it has been made badly, before it becomes a leak nobody can attribute to anything.
- Why pressure washing is refused
A high-pressure jet forces water under the courses on a pitched roof and into seams and terminations on a flat one, and it strips protective finish from exactly the metal that salt is already attacking. On the most exposed ground in the county that is the opposite of maintenance. How often should a roof here be maintained?
Annually. Salt exposure on this island is continuous rather than seasonal and reaches the roof from both sides, so the hardware is under attack every day of the year. Buildings with frequent contractor access to rooftop plant, and working properties on the mainland side, benefit from being seen more often, since a good deal of the damage on those roofs happens between visits and is caused by people working on something other than the roof.
My covering still has years left. Why spend anything now?
Because the covering is not what fails first here. The metal securing it corrodes continuously, and when wind finds a termination or a fixing that has thinned it removes covering that had years of service in it. Maintenance is not about extending the membrane's or the tile's life; it is about making sure they get to live it out rather than leaving early in a storm that a sound roof would have survived.
Can maintenance be scheduled around residents or operations?
Yes, and it barely registers compared with actual work. A visit needs roof access and a few hours arranged with the manager or the owner, with no hoist, no staging and no noise beyond normal movement. That is a further argument for a programme: the alternative is a replacement brought forward by years, which does involve all of those things for a considerably longer period and at a far worse moment.
Will maintenance stop me needing a new roof?
No, and anyone who says otherwise is selling something. Coverings and assemblies age on their own clock. What upkeep prevents is that roof ending years early because a termination corroded unnoticed, an outlet ponded over a bedroom, or a penetration somebody else made was never corrected. On this ground those avoidable failures are what write off good roofs, and preventing them costs a small fraction of what they cost.
