    Oceanfront towers: drainage and edge metal before membrane

    On an Ocean Drive tower the membrane is rarely the first thing to fail. Salt eats galvanized edge metal, corrodes drain bowls and scuppers, and works into every pitch pocket around rooftop equipment, and standing water after a storm finds the weakest of them. Our survey starts with drainage and metal, because that is where island roofs leak. Rebuilt drains and scuppers, stainless or copper edge metal and tapered insulation to move ponding water are the specification; the membrane, TPO or modified bitumen, sits on top of that work.

    Milestone-inspection era boards on Singer Island

    Most of the island's towers are old enough to fall under the state's milestone structural inspections and reserve requirements, and the roof is one of the first items the engineer asks about.     When to repair, when to replace, when to coat

    An island flat roof with a sound membrane and failed metal is a metal-and-drainage repair, not a re-roof. A roof with scattered seam failures and a dry deck may take a silicone coating system that buys years. A roof with wet insulation, widespread seam failure and ponding that will not drain is a replacement, staged by section with new insulation and tapered drainage. We core or probe where needed, photograph everything, and give the board the honest one of those three answers with a price for each path where more than one is defensible.
