    There is more variety of flat roofing in 33404 than in any other area we work, and the differences matter. On the oceanfront there are large condominium decks carrying plant, stair enclosures and lift overruns, worked at height above occupied homes.

    On the single-family streets there are lanais, entry canopies and terraces, small areas that sit directly over living space and give no warning when they fail. And on the mainland side of Riviera Beach there are marina buildings, workshops, storage and light commercial property, where the roof is the whole building and is punctured by whatever the operation needs: ducting, conduit, extraction, davits and supports.

    Those are three different jobs and they are priced, accessed and phased differently. What they share is that a low-slope roof does not shed water by shape.

    It moves water by fall and holds it out by seam, so if the outlets block or a seam opens there is no second line. Add salt reaching the island from both sides, which attacks every kerb, termination bar and length of edge trim before it touches the membrane, and the pattern here is consistent: these roofs fail at their edges and their penetrations rather than in the middle of the field.

    We survey in mapped sections, photograph every penetration individually and price the scope rather than the square footage. One more thing worth saying about all three building types: the covering itself rarely fails first here, so a quote that prices the field by the square and treats the perimeter, the terminations and the penetrations as incidental has the risk exactly the wrong way round.

    What to know.

    • Edges and penetrations, not the field

      On an island the metal securing a low-slope covering is corroding from the day it goes on, and wind gets under a membrane at its perimeter. So the survey starts at the edges and at every upstand, then works through each penetration individually. A membrane in good condition held down by hardware that has thinned is a roof waiting for the right gust, and that is a completely different finding from a worn-out field.

    • Working buildings have working roofs

      Marina, workshop and storage buildings on the mainland side carry equipment that was installed by whoever needed it rather than by a roofer: kerbs without proper upstands, conduit sealed instead of flashed, supports bearing directly on the membrane, and additions made between one survey and the next. Each penetration is recorded and photographed on its own, and part of every visit is identifying what has appeared since the last one.

    • Small residential areas over living space

      A lanai, terrace or entry canopy is a fraction of the roof area and frequently sits directly above a room with no attic between. A seam that opens there produces damage rather than a warning stain, and insulation inside the assembly will not dry once it is wet. Those areas justify a scheduled look rather than a reactive one, and they get their own covering specification and their own line on the price.

    • Choosing the covering

      Single-ply TPO, welded at the seams and light in colour, suits the larger condominium and commercial decks and reflects heat off spaces with no attic above them. Modified bitumen in narrower sheets handles the cramped geometry of a lanai or an entry canopy. A coating renews a covering that is genuinely intact and dry beneath, and nothing else. Condition, fall, terminations and required life decide it, and we are Carlisle certified for TPO.

    Our roof leaks near the equipment. Why there?

    Because that is where the covering has the most holes in it. Plant, ducting, conduit and their supports all penetrate or bear on the roof, and a great many were installed or altered by trades other than roofing. Kerbs without proper upstands, services sealed rather than flashed, and supports resting directly on the membrane are the usual findings. We survey and photograph every penetration and rebuild the details that need it rather than resealing them.

    Can a coating be used instead of replacing it?

    Where the conditions hold, yes, and on a large deck the saving is significant. A coating renews a covering; it cannot rebuild kerbs, terminations or upstands, and it cannot dry an assembly that has already taken on water. Seams closed, deck falling to its outlets, outlets clearing and terminations sound are the requirements, and on this island the terminations are usually what decides it. A test opening answers it before anything is tendered.

    My terrace is over a bedroom. How urgent is a small leak?

    More urgent than the same leak on a pitched roof. With no attic between the covering and the ceiling, and insulation inside the assembly, water reaches the room and then stays in the build-up rather than drying. A repair made early is often a seam and a termination. The same leak left for a season can mean removing and replacing a section of the assembly, so a marked ceiling on a flat area is worth a call rather than a wait.

    Why is water standing on the roof?

    Either the outlets are not clearing or the deck has lost its fall, and on a working building there is a third possibility: something added later is obstructing the flow. Blocked outlets are cheap to clear and often the whole answer. A settled deck needs the fall rebuilt with tapered insulation at re-cover. Standing water is worth acting on because it presses on seams continuously and adds load nobody designed for.
