A shingle roof protects itself with a layer of granules bonded to a mat, and that surface is the part exposed to everything this island throws at a roof: sun on open slopes, salt in the air from two directions, and in a serious blow wind carrying sand off the beach.
Tile and metal do not depend on a surface layer in the same way. That does not make shingle wrong here.
Plenty of the single-family houses at Palm Beach Isles, Riviera Shores, Pine Point and Sugar Sands were built with it and are perfectly well served by it, and it remains the lowest-priced complete roof we install. What it does mean is that a shingle roof on this ground is entirely dependent on being built properly, because the parts that fail first are the edges and the fastening, and both are invisible once the next course goes on.
So the assembly is the whole of it: sheathing checked and re-nailed, self-adhered membrane across the whole deck rather than the perimeter, drip edge and rake trim specified for salt, a starter course, new flashings formed at every wall, vent and skylight, ventilation working at both ends, then architectural shingle fastened to the tightened coastal pattern the code sets for this address. We do not install the thin three-tab type here.
Where a community reviews profile and colour, that submission goes in before anything is ordered. It is a short step and it prevents the most expensive outcome available, which is a roof that has to come off again because the shade was never approved.

What to know.
- The granule layer is the protection
A shingle survives by keeping its surface, and on this island that surface is under attack from sun, salt and, on the exposed elevations in a real blow, wind-carried sand. Granule loss concentrated on the water-facing slopes is therefore normal here and is worth measuring rather than eyeballing, which is why we report each aspect separately. It also means a shingle roof on an exposed lot works harder for its living than the same product a few miles inland.
- Nailing is the warranty
The wind figure on a bundle assumes a shingle fastened exactly as the maker specifies: a set number of nails on a particular line, driven flush and never through the mat, and near the water that pattern tightens. Miss the line and the figure means nothing whatever the paperwork says. It is invisible the moment the next course covers it, which is why the county inspects the work as it goes and why we photograph our own nailing before it disappears.
- Edges and metal, specified for the position
Wind gets under a shingle roof at a rake, an eave or a ridge, and those are exactly the places where salt has been working on the metal. Drip edge, rake trim, valley metal and the fixings should be specified for this exposure and named on the quote, not left generic. It is a modest cost and it is the line another price is most likely to have skipped, and on an island it is the difference between a roof that lasts its term and one that lifts.
- Ventilation, at both ends
A roof space that cannot breathe cooks the mat from underneath while everything else works on it from above, and on an island the covering has no margin to spare. A ridge vent needs intake at the eaves to move any air at all, and on a great many houses here that intake is blocked. Checking both takes minutes and correcting it is one of the cheapest lines on any quote, and it genuinely changes how long the roof lasts.

Is shingle a bad choice on an island?
Not bad, but the least forgiving of the three coverings we install here, because it protects itself with a surface layer and this is the one place that layer is under mechanical attack as well as sun. Built to the tightened coastal pattern with the edges specified properly it performs respectably and is the lowest-priced complete roof available. Built to an inland standard it lifts at a rake in the first serious blow, and no warranty rewrites that.
Why does one side of my roof look older?
Because it faces the water. The elevation taking salt spray, wind and, in a blow, sand loses its granules well ahead of the sheltered side, so a roof here can be sound on one aspect and finished on another. That is normal and worth measuring rather than assuming, which is why we photograph and report each slope separately. It sometimes makes a partial approach worth pricing before a full replacement is taken for granted.
How long should a shingle roof last here?
Less than tile or metal, and the position on the island matters as much as the product. On a sheltered lot with proper ventilation and a correctly built assembly it lasts a long time and gives warning before it fails. On a directly exposed elevation the granule loss shows sooner and the edges do more of the work. We will give you an honest expectation for your particular lot rather than repeating the figure printed on the bundle.
Should I switch to tile or metal instead?
It is worth pricing, and the answer depends on how long you intend to keep the house and what your budget allows now. Metal with a coastal fastener package has very little exposed for salt to attack. Tile does not depend on a surface layer either, though it depends heavily on the metal beneath it. Shingle costs least and renews soonest. We price the options that are genuinely open to you side by side from the same measurement.
