Boards out here are usually working from an assumed remaining life applied to every building at once, because that is what a reserve schedule is built from, and the assumption is rarely wrong by a little. It is wrong by different amounts on different buildings, since orientation, tree cover, previous repairs and how well each phase of the original construction was done all move individual roofs forward or back by years.
A survey that samples across the community rather than looking at one leaking building produces something far more useful: an order of priority based on what is actually up there. For a single-family owner at Addison Reserve, Saturnia Isles or Mizners Preserve the visit is the ordinary one and it still costs nothing.
The roofer walks the slopes and opens the covering at several points across different aspects to read the layer beneath, reporting each aspect separately because the sun-facing slopes age ahead of the rest out here. He works through every vent collar, valley and flashing at walls and skylights, and every ridge and hip cap.
He checks ventilation at the ridge and the eaves. He clears and tests the outlet on any lanai or low-slope area.
He feels for decking that has softened. Everything is photographed and the report names the specific slope, building or detail rather than describing the community in general.
None of this depends on using us for the work that follows. A board that ends up appointing somebody else is still better off holding photographs and a written condition report than holding an assumption.

What to know.
- Sample the community, not one building
Looking at whichever building has leaked tells a board about that building. Sampling across the community, including buildings from different phases of the original construction and different orientations, tells it which ones need doing first. That is a genuinely different document and it is what turns a reserve assumption into a priority order, which is the thing a multi-year programme actually needs.
- Identical roofs are not identical
Buildings put up to one specification still diverge. A block that faces west takes hours more sun each day. One under trees holds damp and debris. One from a later construction phase may have had a different crew. Previous repairs vary enormously. Those differences add up to several years either way, which matters a great deal when the question is which building gets the budget this year.
- Each aspect reported separately
On these open, sun-exposed roofs the southern and western slopes age visibly ahead of the northern ones, so a single verdict per roof hides useful information. Aspects are photographed and assessed on their own. It is common to report that part of a roof has years in hand, which sometimes makes a partial approach worth pricing rather than assuming a full replacement is the only option.

Include buildings from different phases of the original construction, different orientations, one under heavy tree cover if you have it, and one that has had significant repairs. That gives a picture of the range across the community rather than a single point, and it is what allows the programme to be ordered sensibly instead of running in the order the buildings happen to be numbered.
I own a house here rather than a villa. Is the inspection different?
The roof work is the same and the context is simpler. A roofer opens the covering at several points, reports each aspect separately, checks the details and the ventilation and photographs everything, and gives you a written report with any repair priced. The only extra step is checking what your community's approved schedule allows if work follows, which is worth knowing before you choose anything rather than afterwards.
What happens if you find a problem?
You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a valley or a length of flashing is a repair and is priced as one. If the layer beneath the covering is finished on a slope or a building, we say so plainly and show the images, so the decision and its timing rest with you or with the board rather than with whoever inspected it.
