    A Kings Point or Valencia Palms villa with a low hip roof, one story and no chimney is among the simplest full roofs in the county and prices toward the low end by size alone. An Addison Reserve or Mizners Preserve two-story with a dozen hips and valleys, skylights and a chimney carries several times the roof and far more flashing. Same committee-approved concrete tile, same crew, very different totals. Compare quotes for the roof you have, not for the community's name.

    The line west Delray does not pay for

    A beach-side estimate carries stainless or copper valleys, drip edge, cap screws and tile fasteners because salt eats anything less, and aluminum if the roof is metal. A west Delray estimate does not; coated fasteners and standard flashing do the job on a dry roof at Grand Haven or North Oaks, and coated steel serves for a metal roof. It is one reason the same footprint prices lower out here than on the Intracoastal, and a line you should not see on a west Delray quote.

    Same tile, so compare the other lines

    When Addison Reserve or Valencia Palms has already fixed the tile profile and color, two estimates for the same house should agree on material and part ways only on care: did the roofer measure from the roof or from a satellite, what deck allowance did he carry, which underlayment did he specify, are the committee submittal and the county permit in the schedule. Read those lines. A total that is lower because the submittal or the deck is missing is not a saving; it is a surprise scheduled for day two.
