    The gated golf and estate communities off Jog and Lyons specify concrete tile by profile and color, and several keep approved-manufacturer lists. We pull the standards before the inspection, bring matching samples, and assemble the submittal with you: profile, color, cut sheets, a roof plan. The letter usually takes longer than the roofing, so it goes first. Where a committee allows clay, we price it alongside concrete so the difference is visible.

    Valencia Palms, Grand Haven, North Oaks: one street, one summer

    Villages built in the same year fail in the same year. The felt under a Valencia Palms roof cracks along its laps after two decades in the attic; the roof next door was tiled the same month and is a season behind. A re-roof that will last takes the tile off, replaces plywood softened around the old leaks, lays new self-adhered underlayment across the whole deck and sets the tile back to the wind approval. We photograph the bare plywood and the finished membrane before the tile hides them, so you have proof of the layer that matters.

    County permit, no coastal metal line

    Most of west Delray is unincorporated, so after the committee's letter the permit runs through the Palm Beach County building division, with an inspection at the dry-in and another at the finish. What the estimate leaves out is as telling as what it includes: no stainless-and-copper metal line, because no salt reaches Jog Road, and coated fasteners with standard flashing do the job that costs a beach house real money.
