West Boca Raton · Storm damage roof repair
Roofing in West Boca Raton since 1975.
When a community's roofs are all the same age and the same specification, a storm does not pick winners. It finds whichever detail that specification was weakest at, and it finds it on street after street at once.
That is what makes storm damage in West Boca look different from storm damage elsewhere: not one house with a problem, but forty houses with the same problem, because they were built by the same crew to the same drawing in the same year. If a run of ridge caps has come away at Boca Tierra or Glen Oaks, it is worth asking a neighbour whether theirs went too, because the answer is usually yes and it tells you something about the roof rather than about the wind.
It also explains why contractors arrive here in numbers after a blow. A neighbourhood where every roof needs the same attention is an efficient place to work, and some of the people who come are excellent while others will not be reachable in three years.
Two habits protect you and cost nothing: ask for the state licence number and check it, and refuse to authorise permanent work on the spot. Nothing about a roof emergency requires that.
What it requires is a tarp. The order after that never changes.
Stop the water with a tarp anchored to points that will hold in the next squall. Let the timber dry.
Repair last, onto dry wood, because a covering closed over damp sheathing hides the decay instead of ending it. We are Molsbee Roofing, family-run since 1975, based in Lake Worth Beach, licensed CCC1327429, and we work here in ordinary weather as well as after storms.
We cover 33496 and 33434, the phone is answered through the night, and we tell you honestly where you sit in the order. Free roof inspections at 561-318-8624.

Good to know
What to know.
- One specification, one shared weakness
Roofs built together fail together at the same detail, whether that is the cap bedding along a ridge, the flashing at a particular junction or the fixings on an exposed rake. When we see the same failure on several houses in a community, that is worth telling you, because it changes the repair from patching an incident to correcting a known weak point, and it means your neighbours are worth warning before their turn arrives.
- Check the licence, refuse the on-the-spot signature
Every roofing contractor working in Florida holds a state licence number, ours is CCC1327429, and it can be checked in a couple of minutes. Ask for it. Then decline to authorise permanent work on the day it is offered, because a genuine emergency needs a tarp and a tarp commits you to nothing. Urgency attached to a replacement decision is a sales technique rather than a roofing requirement, and it works best on people who have just had a bad night.
- Ask the neighbours before you agree a scope
In a community of identical roofs, what happened next door is genuine information. If three houses on your street lost caps along the same ridge line and yours did not, that is worth knowing. If everybody lost them, a repair that addresses only the visible gap is treating a symptom. Comparing notes across a few houses costs nothing and it tends to produce better scopes and better prices than dealing with a contractor alone.
- What a tarp is for
It holds off the next shower so timber that is already wet can give that water back, which it cannot do beneath a finished covering. That is the whole of what has to be decided on the day. The permanent repair is a separate decision made later, on dry wood, with photographs and a written price in front of you. Anchoring is the skill: a tarp fixed to the wrong points becomes a sail and takes more covering with it.

Most storm repairs are a short visit: tiles reset, caps re-bedded, a boot or a run of flashing replaced. A roof the wind opened across a whole slope is a different job, and the photos say which.

Who repairs storm damage in West Boca Raton, FL?
Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We cover 33496 and 33434, across St Andrews Country Club, Woodfield Hunt Club, Boca Tierra, The Oaks at Boca Raton, Seasons, Woodlands and Glen Oaks, with gate access arranged in advance. Somebody answers overnight. Tarp first, photographs, then the lasting repair once the timber is dry. Call 561-318-8624.
Several houses on my street have the same damage. Why?
Because they are the same roof. Communities here were built over a few years to one specification by one crew, so every house shares the same details and the same weakest point. A storm finds that point on all of them at once. It is useful information rather than bad luck: it tells you the repair should address a known weakness rather than just the visible gap, and it tells your neighbours what to look for before their turn comes.
A roofer knocked after the storm and wants a decision today. Should I?
No. Ask for the state licence number and check it, then decline to sign for permanent work that day. A genuine emergency needs a tarp, and a tarp commits you to nothing at all. Replacement is a decision to make afterwards, with photographs of your own roof in front of you and a written price you have had time to compare against others. Urgency applied to a replacement is a sales technique, not a roofing one.
Should I put a tarp up myself?
Not by climbing up. A wet roof is dangerous and anything already loosened will move again under your weight, and on a two-storey house that is a serious fall. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and photograph what you can see safely from the ground before anyone clears the garden. Anchoring a tarp so it holds is the difficult part.
How soon can the permanent repair be done?
Once the timber is dry, and after county-wide weather, once the queue reaches you. We will not name an arrival day we cannot keep. We get the tarp on so nothing further gets in, tell you honestly where you stand and keep you informed. Closing a repair over wet sheathing to look fast is the commonest reason storm work fails a season later, and it turns one repair into two.
