A neighbourhood built in one programme carries roofs of one age and one specification, so they arrive at the end of their first life within a season or two of each other. If houses in your street have started re-roofing, that is real information about yours. It is not a reason to panic and it is a good reason to have the layer beneath the covering read now, while you can plan the work and choose when it happens.
- Bulk re-roofing is not always a bargain
When a community re-roofs together, contractors arrive to work it in volume and the pitch is usually a neighbourhood price. Sometimes that is genuinely good value. - Inland means heat, not salt

It can be, and it is worth checking three things before you decide. Whether the specification matches what you would have asked for, particularly the underlayment and the decking allowance. Whether the price is genuinely lower or simply covers less. And whether the company will still be reachable in a few years if a detail needs attention, because a roof from a contractor who has moved on to the next county is not the bargain it appeared to be.
Does my community have to approve the material?

How much difference does ventilation make out here?
A great deal, and it is the most commonly neglected part of a West Boca roof. Without salt in the air, heat is the main thing ageing the covering, and a roof space that holds its warmth all afternoon ages the mat from underneath while the sun works on it from above. A ridge vent does nothing without intake at the eaves feeding it. We check both ends and correct the intake as its own line where it needs it.
