    Almost every house out here has a lanai, and the roof over it is the single most predictable leak in West Boca. It is low-slope, it drains through one or two points, it sits directly against the back wall of the house, and it was built at the same time as everything else in the community, which means when it starts to go it starts to go on your neighbours' houses too.

    Alongside it there is usually a screened pool enclosure whose framing ties into the same wall, and often a low-slope link over an entry or between the house and the garage. These areas are small, they are behind the house where nobody looks at them, and they are the part of the roof most likely to have been patched by somebody who was not a roofer.

    That matters because a low-slope roof does not shed water by shape. It moves water by fall and holds it out by seam, so if the outlet blocks or a seam opens there is nothing else keeping the water out.

    Three faults account for nearly all of it here. Outlets block and the deck ponds, which under the afternoon storms out west happens quickly.

    Seams open at the perimeter or where the covering climbs the back wall. And the junction where the lanai roof meets the pitched roof above works loose, because it is the busiest detail on the house and the one most often treated with a tube of sealant.

    What to know.

    • The lanai roof is the predictable one

      Low-slope, behind the house, drained through one or two points, tied into the back wall, and built to the same specification as every other lanai in the community. It is the part of a West Boca roof most likely to be leaking and the part least likely to have been looked at, precisely because it is out of sight and nothing about it looks urgent from the garden. It gets its own inspection and its own line on the price.

    • Afternoon storms find a blocked outlet fast

      Rain out here arrives in volume rather than in drizzle, so a low-slope deck with a partly blocked outlet goes from draining to ponding within a single storm. Standing water then presses on every seam beneath it and adds weight the framing was never sized for. Clearing and testing the outlets takes minutes, needs doing more than once a year, and prevents a fault that becomes expensive the moment it reaches the ceiling below.

    • Where the lanai meets the house

      The covering has to run up the back wall of the house, terminate and be capped, and that upstand is the hardest detail on the whole assembly. It is also the first place a bead of mastic gets applied when weeping starts, which buys one season and costs more afterwards. We rebuild those terminations properly, carrying the membrane up and fixing it mechanically beneath a cap rather than relying on adhesion to a painted wall.

    • Choosing the covering

      Modified bitumen in narrower sheets suits the cramped shape of a lanai, an entry canopy or a garage link, with short runs and tight upstands. Single-ply TPO, welded at the seams and light in colour, belongs on the larger flat areas found on some of the bigger houses. A coating renews a covering that is genuinely intact and rebuilds nothing at all. Condition, fall and the years you need decide it.

    The tile roof is fine, so why does the lanai leak?

    Because two different roofs meet along one line, and that line is where the water goes in. The lanai is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover has to be formed in metal and lapped into both coverings so water is carried across it. Where somebody has run sealant along it instead, heat and movement open it, and water arrives inside while everything overhead looks perfectly sound.

    Why is there water standing on my lanai roof?

    Either the outlet has stopped clearing or the deck has lost its fall. A blocked outlet is the common and cheap cause, and out here where storms deliver rain in volume it does not take much of a blockage to start ponding. Clearing and testing it often ends the problem outright. If it does not, the deck has settled, and that needs the slope rebuilt with tapered insulation at the next re-cover rather than more patching.

    Can a coating be used instead of replacing it?

    Where the conditions hold, yes, and on a small lanai roof it is good value. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlet and an outlet that clears. Satisfy those and you buy real years cheaply. Fail them and the fault continues underneath, unseen. On an area that has already been coated once, a test opening usually settles it quickly.

    Can I just do the lanai and leave the main roof?

    Very often, yes, and it is frequently the sensible order. The lanai roof is usually the part actually leaking, it is small, and putting it right properly buys years while the pitched roof above carries on untouched. We price it separately for that reason, so you can deal with what needs attention now without being pushed into a full replacement while your community is mid-way through its own re-roofing wave.
