East Boca Raton leaks in three dialects. On the Mizner-era streets of the Spanish River Land plat, Boca Raton Riviera and Estoville, the clay barrel roofs are old enough that the failure is usually at a chimney or parapet flashing that has opened along the mortar, a plank board gone soft under a lap, or felt that has spent most of a century in an attic and finally cracked; the tile itself is often original and often fine. On the Intracoastal canals at Golden Harbour, Boca Islands, Royal Palm Forest and Royal Palm Yacht & Country Club, the dialect is salt: galvanized valley liners rusted through under intact tile, drip edge flaked away, hip and ridge nails weeping brown lines down the concrete.
