Metal roof replacement in East Boca Raton

East Boca Raton has two neighborhoods where standing seam has quietly become the roof of choice, and they explain the case for metal better than any brochure. Boca Villas, the cottage blocks between downtown and the beach, has been rebuilt house by house over the last two decades, and the new houses wear standing seam because it suits the low, clean lines of the architecture and sheds a summer downpour at a pitch where shingle backs water up. Golden Harbour, Boca Islands and the streets of Royal Palm Yacht & Country Club sit on the Intracoastal canals, where the galvanized metal hidden under a tile roof rusts to lace in salt air; an aluminum standing-seam roof on stainless clips has nothing hidden to lose, holds in the wind off the water, and runs cooler over the attic. The older Mizner-era streets, the Spanish River Land plat, Boca Raton Riviera and Estoville, are a different conversation: the City of Boca Raton's design guidelines and the neighbors expect clay barrel there, and a proposal for metal on a contributing house usually stops at review. We check the address before we quote so nobody holds a proposal that will be refused. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and East Boca is the southern end of that run. Where metal is allowed, the roof is built from the deck up: old roof off, soft plywood and salt-eaten fascia replaced, a high-temperature self-adhered underlayment rolled over everything, panels formed to the length of each plane and fixed on concealed clips so no screw is exposed across the field, eaves and rakes hemmed and sealed, every chimney, wall and skylight flashed in the same metal so nothing dissimilar touches. On the canals and the beach blocks in 33432 the panels are aluminum and every clip and screw is stainless; inland toward Federal Highway coated steel serves well. The City of Boca Raton permits the work and inspects at dry-in and final. Free roof inspections: a roofer measures from the roof, photographs the deck, and writes standing seam, 5V, tile and shingle side by side for your own house. What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

Boca Villas: the rebuilt cottage blocks that chose metal

Walk Boca Villas and the pattern is plain: a rebuilt house with clean modern lines, a low-slope roof, and standing seam running eave to ridge in a single panel. It suits the architecture and it solves the pitch problem, since shingle at a low slope backs water up under its laps and tile wants more fall than these roofs have. A narrow panel with a low rib reads quiet from the street; a wider mechanically seamed panel handles the wind on the taller houses. We match the panel to the house rather than to a catalogue.

Golden Harbour and the canals: aluminum and stainless, or do not bother

With the Intracoastal at the seawall, coated steel with ordinary screws and bare cut edges streaks rust within a few seasons. On Golden Harbour, Boca Islands and the Yacht Club streets we use aluminum panels, stainless clips and fasteners, hemmed and sealed edges at eaves and rakes, and matching metal at every flashing so no dissimilar metals meet and start a reaction. It costs more up front than an inland steel roof and it is the reason a canal-side metal roof lasts instead of streaking.

Where design review says no, and where it says yes

On the Mizner-era streets of the Spanish River Land plat, Boca Raton Riviera and Estoville, the City of Boca Raton's design guidelines and the neighbors expect clay barrel on a contributing house, and metal on a main roof is usually refused; it is often approved on a rear addition, a garage or a non-contributing house. Royal Palm Yacht & Country Club and the other associations publish their own standards. We read those before the inspection, prepare the submittal where metal is possible, and say plainly where it is not.

    Approval numbers and the number

Every panel system we install carries a Florida Product Approval for Palm Beach County's wind zone, the City of Boca Raton inspector checks clip spacing and edge metal against it, and the approval numbers are filed with your close-out. Price sits near tile and well above shingle: standing seam above 5V, aluminum above coated steel, canal-side components above inland. East Boca has not given us enough metal jobs for a town-only figure, so the number comes from measuring your roof, written beside tile and shingle.
