On the deep-water addresses at Royal Palm Yacht & Country Club, Golden Harbour and Boca Islands it is something quite different: substantial areas behind parapets, above garage wings, over loggias and entries and between roof levels, none of which can be seen from the ground, the street or the dock. Those are the ones that get patched instead of replaced, sometimes repeatedly, because nobody ever looks at them and nothing about them looks urgent from below.
It is entirely normal here to find a principal roof in excellent order sitting above a low-slope area that has been failing quietly for years. Whatever the size, the mechanics are identical.
A low-slope roof does not shed water by shape; it moves water by fall and holds it out by seam. Three faults do nearly all the damage: seams opening at a perimeter or where the covering climbs a wall or parapet, outlets blocking so the deck ponds and presses on the seams below, and the junction with the pitched roof above working loose because it was sealed rather than formed in metal.
On coastal ground there is a fourth, since every kerb, termination bar and length of edge trim is metal and salt reaches all of it. We survey every level separately and price each on its own line.

What to know.
- The areas nobody has ever seen
Behind a parapet, above a garage wing, over a loggia or between two roof levels. On a large house these can add up to a substantial area of covering that has never appeared in a conversation about the roof. We get onto every level, photograph each separately and report them individually, which regularly means telling an owner that the roof they were worried about is fine and one they did not know about is not.
- Layers of patching, and what is under them
An area nobody inspects is an area that gets patched rather than replaced, sometimes several times. Layers hide the deck, add weight and hold damp against the timber continuously. Before quoting we open a test spot to establish how many there are and what condition the structure beneath is in. Where the deck is sound a re-cover may be reasonable; where damp has been held against it for years, only a tear-off is worth paying for.
- Salt attacks every termination
Kerbs, termination bars, edge trim and outlets are all metal, and on coastal ground they fail before the membrane does. Because they are precisely the points where the covering is held down and turned up, they are also where water gets in. We specify the appropriate grades for the exposure and name them on the quote, since that is the line most likely to differ between two prices and the one least likely to be noticed.
- Matching covering to area
Single-ply TPO, welded at the seams and light in colour, suits the larger open areas behind parapets and above garage wings. Modified bitumen in narrower sheets handles the cramped geometry of a carport, Florida room or loggia, with short runs and tight upstands. A coating renews a covering that is genuinely intact and rebuilds nothing. Condition, fall and required life decide it, and we are Carlisle certified for TPO.

How do I know whether I even have a flat roof area?
On a large house, ask, because a great many owners do not know. Areas behind parapets, above garage wings and between roof levels are invisible from the ground, the street and the water, and they will not appear on a report written by somebody who inspected from a ladder at the eaves. Our survey covers every level of the roof and lists what is there, which for some owners is the most useful part of the visit.
Can a coating be used instead of replacing it?
Where the conditions hold, yes, and on a substantial hidden area the saving is real. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlets, outlets that clear and terminations that are still sound, which on coastal ground is the condition most often not met. Where an area has already been coated once, a test opening usually settles it quickly.
The tile roof is fine, so why does the Florida room leak?
Because two different roofs meet along one line and that line is the weak point. The Florida room is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover must be formed in metal and lapped into both coverings. Where somebody has run sealant along it instead, heat and movement open it and water arrives inside while everything overhead looks sound. Rebuilding the detail is the repair.
Why is there water standing up there?
Either the outlets are not clearing or the deck has lost its fall. Blocked outlets are the cheap version and clearing them often ends the matter entirely. A settled deck is the other, and patching achieves nothing lasting; the fall has to be rebuilt with tapered insulation at the next re-cover. On a hidden area it is worth acting on promptly, because standing water works on seams continuously and nobody is going to notice it from below.
