What a roof costs in Lake Clarke Shores
Two houses in this village, a few streets apart, should not be quoted the same specification, and if they are, one of them is being priced wrongly. A house on a canal has a coastal roof: the waterways connect through to the Intracoastal, salt is in the air, and the valley metal, drip edge, rake trim and fixings all need specifying for that exposure rather than left generic.

Lake Clarke Shores · Roof replacement cost
Roofing in Lake Clarke Shores since 1975.
A house set back from the water does not, and paying for a marine metal package there is money spent on a problem it does not have. That single distinction is worth more than any negotiation on rate, in both directions, and it is the question to put to every contractor who quotes.
Beyond it the picture is the ordinary one. Area and pitch.
The covering. How much decking has softened once the old roof is off, which belongs in an allowance with a stated quantity and a rate beyond it because nobody can see plywood through a covering.
The flashings, formed rather than sealed. And the ventilation, which on a sun-exposed lot with a blocked eave intake is quietly ageing the covering from underneath and costs very little to correct.
Ask for those as separate lines, and ask specifically what exposure the price assumed. A contractor who has looked at where your house sits will have a clear answer.
The inspection that establishes the exposure and the measurement costs nothing whether or not any work follows. Molsbee Roofing is a family business, roofing since 1975, based in Lake Worth Beach and working Palm Beach County from Jupiter to Boca Raton, licensed CCC1327429.

Good to know
What to know.
- Ask what exposure the price assumed
On the canal, the metal grades should be named on the quote. Set back from the water, they should not be there at all. Both errors cost money, and both are common because a contractor working from a rate will apply one specification to the whole village. It is a short question with a specific answer, and it usually reveals whether the number came from your house or from a template.
- On the water, the metal is the line that matters
Valley pans, drip edge, rake trim and fixings specified for salt rather than left generic. They are a modest part of the cost and they determine how long the roof lasts, because on a canal-front house the hardware fails while the covering above is still perfectly serviceable. It is also the easiest item to charge for and not fit, which is why it belongs named rather than described.
- Off the water, do not pay for it
A house a few streets back has an inland roof, and a marine metal package on its quote is a real cost for a problem it does not have. What that roof does need is underlayment across the whole deck, sound plywood, formed flashings and working ventilation. If a coastal specification appears on an inland quote, ask what it is for; the answer is a fair test of the price.
- The decking allowance, either way
Nobody can see the plywood until the covering is off, so it belongs in an allowance with a stated quantity and a rate beyond it, with photographs of everything replaced and your approval before the number is exceeded. That applies equally on both sides of the village and it is the one genuinely open-ended item on any roof, which is why it is worth insisting it is written down.

Roofing questions
Frequently asked questions.
What does a new roof cost in Lake Clarke Shores?
It depends on where your house sits relative to the canal as much as on its size. Full replacements we have priced across Palm Beach County since spring have landed in the county's typical range. On the water the metal specification is a real and necessary part of the number; set back from it, that specification should not be there at all. We establish which at the free inspection. Call 561-318-8624.
Why would my quote differ from my neighbour's?
If one of you is on a canal and the other is not, it should. The waterways connect through to the Intracoastal, so a canal-front house needs a tighter fastening schedule and metal specified for salt, and a house set back from the water does not. Applying one specification across the whole village is the commonest pricing error here, and it costs somebody money in one direction or the other.
How do I know the coastal metal was fitted?
By having the grades named on the written quote rather than described as coastal or marine, and by asking for them to be confirmed on the invoice. It is the easiest line to charge for and not fit, because nobody can see it once the roof is finished. A contractor who priced the exposure properly will name the grades without hesitation, which is itself a reasonable test.
What is a decking allowance?
A stated number of sheets of plywood included with a stated rate for any beyond, because nobody can see the deck until the covering is off. A good allowance comes with photographs of every sheet replaced and your approval before the quantity is exceeded. It applies equally whether your house is on the water or not, and a quote silent on it has deferred a cost rather than removed one.
Is financing available?
Yes, and the order matters. We price the roof first from a measurement, in writing, so the number is known before anyone discusses how to pay for it. Payment plans and state storm-hardening programmes both exist and we explain plainly which apply. What we will not do is lead with a monthly figure, because a monthly figure without an itemised roof behind it tells you nothing about what you are buying.
