    Haverhill · Roof leak repair

    Roofing in Haverhill since 1975.

Haverhill is a small town of modest houses on ordinary lots, wrapped around by the light industrial and commercial strip that runs through this part of the county. For a homeowner that mostly means one thing: your roof is a simple roof, and a simple roof should produce a simple diagnosis.

Nearly every leak we are called to on a house like this comes down to one of four items, and all four are cheap parts. The rubber collar around a plumbing vent, hardened by sun until it splits where the pipe passes through, sending water down the outside of the pipe with nothing showing above.

The sealant at a wall, chimney or skylight flashing, shrunk back until a line opens. A valley that has filled with what the street trees drop, backing water up above the blockage until it reaches a lap that was never meant to be underwater.

And the outlet on a carport, porch or Florida room section, blocked and ponding within a wet week. There is no salt in the air here, so the valley metal, drip edge and fixings on your roof are not corroding and generally have years left.

That is worth knowing, because it means the honest answer to most leaks in this town is a short repair rather than a replacement, and anybody who arrives quoting a new roof before looking at those four items has skipped the diagnosis. The inspection is free either way, and if the roof turns out to need nothing that is what the report says.

    Good to know

    What to know.

    • Four items, most of the leaks

Vent collar, flashing sealant, valley, low-slope outlet. On a straightforward house that list covers the large majority of what we find, and every item on it is an inexpensive part and short work. What turns any of them into an expensive problem is time, because once water has been reaching a deck for a season the plywood is involved too. The point of an inspection is to catch them while they are still on the cheap list.

    • The stain is not the hole

Water entering at a flashing or a lifted edge runs along the layer beneath the covering before it drops, so the mark on your ceiling shows where it finally got through the plaster rather than where the roof was breached. That can be a room away. Repairing above the stain is the commonest wasted expense on a pitched roof anywhere, and it is avoided by working from the roof and, where a hatch allows, from inside.

    • Your metal is not the problem

The corrosion that dominates repairs on the coast does not apply here. Valley pans, drip edge and the fixings holding caps and trim are not sitting in salt air, and on most Haverhill roofs they have a long life left. If a quote arrives carrying a marine metal package, ask what it is doing on a house at this distance from the ocean. It is a fair question and the answer tells you who wrote the price.

    • Repair first, and say so

Plenty of roofs in this town need a collar, a run of sealant or a valley cleared and have years left otherwise. Telling you that costs us a sale and it is the job. If a repair will hold, that is what we quote, in writing, with photographs of your own roof attached. If it will only buy a season we show you why, so a replacement is your decision on your timing rather than something you were talked into on a driveway.

    Roofing questions

    Frequently asked questions.

Who repairs roof leaks in Haverhill, FL?

Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We work in 33417 on houses, carports and small commercial units. A roofer traces the water to where it enters, photographs it and prices the repair in writing. Free roof inspections. Call 561-318-8624, open 24 hours a day, 7 days a week.

The ceiling stain is not under any damage. Why?

Because water rarely drops where it enters. It gets in at a flashing, a cracked tile or a split collar, runs along the layer beneath the covering, and comes through the plaster wherever it finds a way, which can be a room away. That is why a roofer works from the roof and from the roof space rather than from the ceiling, and why repairing directly above a stain so often achieves nothing at all.

My roof leaked but nothing seems broken. How?

Because the roof could not move the water quickly enough rather than because something failed. A valley filled with leaf litter or a blocked carport outlet backs water up until it reaches a lap that was never designed to be underwater. Everything on the roof is intact and the leak is completely real. Clearing and testing the drainage fixes it, and keeping it clear stops it happening again in the next heavy spell.

Do I need a new roof or a repair?

On a straightforward house that has not been left too long, usually a repair. The common faults here are perished parts and drainage rather than a worn-out covering, and the metal is not corroding the way it does near the water. What decides it is the condition of the layer beneath the covering, which is read by lifting it at several points and photographing what is there rather than by discussing the age of the house.

How much does a repair cost?

Far less than a replacement, and it depends on what is wrong. A collar, a length of sealant or a valley cleared is a short visit. A rebuilt flashing detail or a section of soft decking is a larger job. The inspection is free, the photographs come with it, and the price is written down before anything starts, so the decision is made from evidence rather than an estimate given on the phone.
