Gulf Stream is a town with a design manual and an architectural review process that cares about roof profile, color and material as seen from the street, and a re-roof that skips it stops. Concrete tile in a profile and blend that suits the house, or standing seam in an approved finish where the style allows it, are the usual approvals; a change of material or a jarring color is the usual refusal. A tile re-roof strips to the deck, replaces soft plywood and salt-eaten fascia, lays new self-adhered underlayment with valleys lined in stainless or copper, and sets the tile to the county's wind-code attachment with stainless fasteners and caps. A metal re-roof uses aluminum or coastal-rated coated steel panels on stainless concealed clips, hemmed and sealed edges, and matching metal at every flashing. Either way the Town inspects at dry-in and final.
