    Commercial roofing in South Bay

The commercial roofs in South Bay are agricultural and industrial rather than retail, and the thing that most often goes wrong with them is that nobody has a current record of what is up there. A building that has been in use for decades collects additions: a unit here, a run of conduit there, a support for something that was needed one season and left in place afterwards.

    South Bay · Commercial roofing

Roofing in South Bay since 1975.

Each was installed by somebody solving a different problem, none of them by a roofer, and together they turn a simple covering into a roof with dozens of individual details on it. When water comes in, the first difficulty is working out which of those details is responsible, and without a record that is guesswork.

So the first useful piece of work on a building like this is not a repair. It is a survey that maps the roof into sections, photographs every penetration individually, and produces a document you can compare against next year.

That does two things: it identifies what is actually leaking now, and it gives you a baseline so that the next time something appears on the roof, it is visible as a change rather than absorbed into a general impression that the roof is old. Coverings are TPO, modified bitumen or a coating according to condition, and we are Carlisle certified for TPO.

None of this is complicated work. What makes it worth doing deliberately rather than reactively is that on a building nobody has a record of, every leak starts as a search, and a search on a large roof costs more in time than the repair does in materials.

    Good to know

    What to know.

    • Nobody knows what is up there

On a working building that has been in use for years, the roof accumulates equipment, services and supports installed by whoever needed them. No single person has seen all of it, and when water arrives the search starts from nothing. A mapped, photographed survey ends that permanently, and it is usually the cheapest useful thing that can be done to a roof of this kind.

    • A baseline makes the next problem easy

Once the roof has been recorded section by section, anything new is obvious: a support that has appeared, a cable run cut through a upstand, a kerb somebody added. That turns future diagnosis from a search into a comparison. It also means a leak can usually be attributed rather than argued about, which matters where more than one trade has been on the roof between visits.

    • Drainage under volume rain

Rain at this end of the county arrives in quantity, and a flat roof drains through a small number of points. A partial blockage becomes standing water within one wet spell, and standing water presses on every seam beneath it while adding load nobody designed for. Clearing and testing outlets is minutes of work, needs doing several times a year on a working roof, and prevents the most common failure we find on buildings like these.

    • Coatings where the roof earns one

Where the covering beneath is genuinely sound and dry, the seams are closed and the roof still drains, a coating buys real years for a fraction of a re-cover. Where those conditions are not met it seals a problem out of sight. A test opening answers it quickly and costs nothing, and on a building with a tight capital budget getting that answer right is worth more than any negotiation on the price.

    Frequently asked questions.

Who does commercial roofing in South Bay, FL?

Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429 and Carlisle certified for TPO, working Palm Beach County from Jupiter to Boca Raton. We survey and re-cover agricultural, storage and light industrial buildings in 33493. The survey maps the roof into sections and photographs every penetration. It is free and the report is yours. Call 561-318-8624.

We do not know what is on our roof. Where do we start?

With a survey rather than a repair. The roof is mapped into sections, every penetration is photographed individually, and you end up with a document that says what is up there and what condition each item is in. That identifies what is leaking now and gives you a baseline, so the next thing that appears on the roof is visible as a change rather than lost in a general impression that the building is old.

Our roof leaks and nobody can find it. Why?

Usually because there are more details on the roof than anyone realised and the search is starting from nothing. Water entering at one penetration can travel a long way through a flat assembly before it appears inside. A mapped survey narrows it quickly, because instead of looking at a large roof you are looking at a list of specific details and their condition, each with a photograph attached.

    Can a coating save us a re-cover?

Where the conditions hold, yes. A coating renews a covering; it cannot rebuild kerbs, terminations or upstands, and it cannot dry an assembly that has already taken on water. Seams closed, deck falling to its outlets and outlets clearing are the requirements. A test opening establishes whether the roof qualifies before anything is quoted, and it takes minutes.

How often should a working roof be looked at?

Two or three times a year, and more if trades are regularly on it. Much of what goes wrong on a building like this happens between visits and is caused by somebody working on equipment rather than on the roof. A short scheduled look catches that while it is a detail rather than a leak, and it keeps the survey record current, which is what makes the next problem quick to diagnose.
