Roof leak repair in Briny Breezes
Briny Breezes is a small oceanfront community of manufactured homes, and both halves of that description matter to a roof. The oceanfront half is the familiar one: salt arrives in the air from the Atlantic on one side and the Intracoastal on the other, and it goes for the metal rather than the covering, thinning edge trim and fixings from underneath while everything above them still looks acceptable.

Briny Breezes · Roof leak repair
Roofing in Briny Breezes since 1975.
The manufactured half is the part general roofers get wrong. These are not small houses; they are a different kind of building, with a lighter structure, a shallower pitch, a different way of fixing a covering down and, on a great many of them, a metal roof over a low-slope frame rather than a pitched deck.
That changes what can be done and what should not. Fasteners have to suit the frame rather than a plywood deck.
Added weight matters in a way it does not on a conventional house. And the details where the covering meets a wall, a vent or an added carport are built to different standards from anything on a site-built roof.
Somebody who treats one of these as a small conventional roof will produce work that looks fine and does not last. A roofer who understands the difference starts by establishing what the structure actually is, and prices from that.
The inspection is free either way, the photographs are yours, and where the roof needs nothing that is what the report says. Molsbee Roofing is a family business, roofing since 1975, based in Lake Worth Beach and working Palm Beach County from Jupiter to Boca Raton, licensed CCC1327429.

Good to know
What to know.
- A manufactured roof is a different structure
Lighter framing, shallower pitch, a different fastening approach and frequently a metal covering over a low-slope frame rather than a pitched deck. What holds a covering down on a conventional house does not necessarily hold on one of these, and added weight matters more. The first job on any visit is establishing what the structure actually is, because the specification that follows depends entirely on the answer.
- Salt from two sides, as everywhere on the strip
Edge trim, fasteners and any exposed metal corrode continuously in air carrying salt from both the ocean and the Intracoastal. On a roof where the fixings are doing more of the structural work than they would on a plywood deck, that matters more rather than less. The metal gets examined piece by piece, and where a run has thinned it is renewed in section before wind finds it.
- The additions are where the leaks are
Carports, awnings, screened rooms and added-on porches are common here and were frequently attached by whoever was available at the time. The junction where an addition meets the original structure is the commonest single leak on a home like this, and it is rarely a covering failure. It is a detail that was never properly formed, and correcting it is inexpensive once somebody identifies it.
- Weight and fasteners, not just materials
A covering that is perfectly sensible on a site-built house can be the wrong answer here because of what it weighs or how it has to be fixed. Anybody proposing a material without asking about the structure has skipped the only question that matters first. We establish the frame, the pitch and the existing fixing method before recommending anything, and we say plainly where an option is not suitable.

Frequently asked questions.
Who repairs roofs in Briny Breezes, FL?
Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We work in this community on manufactured homes and their additions. A roofer establishes what the structure is, examines the metal and the junctions, photographs what he finds and prices the repair in writing. Free inspections. Call 561-318-8624.
Can any roofer work on a manufactured home?
Any roofer can climb onto one. Fewer understand that the framing is lighter, the pitch shallower, the fastening different and the weight of a covering a genuine constraint. Work done as though it were a small conventional house tends to look correct and fail early, usually at the fixings. It is worth asking any contractor what they intend to fix the covering to before they tell you what they intend to fix on.
The leak is where the carport meets the home. Is that common?
It is the single commonest leak here. Carports, awnings and screened rooms were frequently added later by whoever was available, and the junction where an addition meets the original structure is rarely formed the way a roofer would form it. That is good news in one respect: it is a detail rather than a failure, and correcting it properly is inexpensive compared with anything involving the covering itself.
Does salt affect a metal roof here?
It affects the fixings and the trim more than the panels. On this strip salt arrives from the ocean and the Intracoastal, and on a structure where the fasteners do more of the work than they would on a plywood deck, thinning fixings matter a great deal. They are examined individually and renewed in sections where they have gone, which is far cheaper than dealing with a covering that has lifted.
How much does a repair cost?
Far less than a replacement, and most of what we find here is genuinely small: a junction at an addition, a run of trim, a set of fixings, a vent detail. The inspection is free, the photographs come with it, and the price is written down before anything starts. Where the right answer is a repair rather than a new covering, that is what we will quote and say.
