Commercial roofing in Belle Glade
Commercial roofing here means working buildings rather than offices. Packing and storage sheds, equipment barns, workshops, cold storage, and the small commercial property along the main routes: buildings that exist to do a job, that are frequently added to, and whose roofs get walked on, drilled through and built upon by whoever needed to run something across them.

That last point is the important one, because on a working roof the covering is rarely what fails. What fails is the collection of penetrations, kerbs and supports that other trades put there, most of them installed properly for their own purpose and improperly as roof details.
A conduit run sealed rather than flashed. A support foot bearing directly on the membrane.
A kerb without a proper upstand around a new extraction unit. Each one is a small hole in an otherwise sound roof, and collectively they account for most of the water getting into buildings like these.
The second factor is drainage, because rain arrives out here in volume and a flat roof with a blocked outlet holds a serious weight of standing water within one wet spell. A survey therefore starts at the perimeter, works through every penetration individually, and clears and tests every outlet, with each finding photographed against a mapped section of roof.
What comes back is a document that separates what cannot wait from what can be budgeted, which is what an owner or a manager can actually plan against. The third factor is that a working roof gets walked on.
Foot traffic to reach equipment compresses seams and scuffs a membrane in ways weather never would, and where the original build provided no walkway protection we say so, because a covering used as a path will not last as long as the same covering elsewhere. Good to know
What to know.
- Every fixture is a hole in the roof
Extraction, conduit, ducting, aerials, supports and anything else running across a working roof penetrates it, and most of it was installed by a trade whose concern was the equipment rather than the covering. Kerbs without upstands, services sealed instead of flashed, and supports bearing directly on the membrane are the usual findings. Each is surveyed and photographed individually and rebuilt where it needs it, because that is where the water is getting in rather than in the open field.
- Volume rain and a single outlet
On this side of the county rain arrives in quantity rather than in drizzle, and a flat roof drains through a small number of points. A partial blockage becomes standing water within a wet spell, and standing water presses on every seam beneath it while adding load the structure was never sized for. Clearing and testing the outlets takes minutes, needs doing several times a year on a working building, and prevents the most common failure we see on roofs like these.
- Matching the system to the building
Single-ply TPO, welded at the seams and light in colour, suits large open decks on packing and storage buildings and reflects a good deal of heat. Modified bitumen handles smaller and more awkward areas with tight upstands. A coating renews a covering that is genuinely intact and dry beneath, and nothing else. Condition, fall, how the building is used and how long you need it decide which, and we are Carlisle certified for TPO.
- A survey you can budget against
The roof is mapped into sections, each photographed, every penetration recorded, and the report divides urgent work from what can reasonably be scheduled into a future year. That is what an owner or a manager can plan around and defend to whoever signs the cheque, rather than a single figure with a description underneath. The survey is free, and the report is yours to take to any contractor you choose to appoint.

Our roof leaks near the equipment. Why there?
Because that is where the covering has the most holes in it. Extraction, conduit, ducting and their supports all penetrate or bear on the roof, and most were installed by a trade whose job was the equipment rather than the roof. Kerbs without proper upstands, services sealed instead of flashed and supports resting directly on the membrane are the usual findings. We survey and photograph each penetration and rebuild the details that need it.
Can a coating save us a re-cover?
Where the conditions hold, yes, and on a large working roof the saving is significant. A coating renews a covering; it cannot rebuild kerbs, terminations or upstands, and it cannot dry an assembly that has already taken on water. Seams closed, deck falling to its outlets and outlets clearing are the requirements. A test opening establishes whether the roof qualifies before anything is quoted, and we would rather open it than guess on your behalf.
Can the work happen while we are operating?
Usually, with planning. Sections are opened and closed within a working period rather than left exposed, material and waste movement is agreed so it does not block access, and the sequence is written down before anything starts. Where an area of roof sits over something that cannot be disturbed, that is scheduled specifically rather than worked around on the day. The phasing plan is part of the quote.
How often should a working roof be checked?
Two or three times a year, and more if trades are regularly on it. Much of the damage on a building like this is caused between visits by people working on something other than the roof, and drainage blocks faster here than it does elsewhere in the county because of how the rain arrives. A short scheduled visit catches both, and it costs a fraction of the ceiling or the stock a leak damages.
